LIVELY LANE POCKET NEIGHBORHOOD
Integrating multiple urban design concepts, Lively Lane is a pocket neighborhood organized around a living street. Comprised of 29 townhouse and live-work condo units delivered in two phases, Lively Lane layers access to space to provide each unit dedicated private indoor and outdoor space, as well as communal areas where neighbors have the opportunity to get to know one another.
Rear yards take the place of garages, elevating human experience above car convenience. The internal drive network meanders through the neighborhood to encourage slow vehicular movement and invites people to also partake in a safe street environment with native landscaping and community amenities. Similarly additive curb bulb-outs on the existing street aim to reduce vehicular speeds while reframing community access.
Roof design and orientation increase solar exposure, and all units will be delivered solar-ready with access to electric car charging infrastructure. With a variety of walkable restaurants and retail blocks away, close proximity to downtown San Marcos, nearby schools, and parkland, as well as a greenbelt trail connection underway across the street, Lively Lane is well situated for walkable, bikeable lifestyles. Through a variety of sustainability-minded construction details, the design and construction team worked together to deliver homes that achieve Energy Star , Zero Energy Ready Home (ZERH), and Indoor Air Plus certifications.
